If payment is not received by the due date we reserve the right to cancel the reservation. Nevertheless you will remain liable for the full balance of the
accommodation due, less 75% of the proceeds of any re-letting that we are able to achieve.

Providing you report to us without delay any defects in the room/cottage, or breakdown or malfunction of any of the equipment or appliances, we
undertake to arrange repair and /or replacement as soon as possible. However, we shall not be liable for any temporary defect or stoppage in the supply of public services, nor any equipment, plant, machinery or appliance in a cottage or in any part of "La Roulais".
 

The use of accommodation, equipment and any other amenities at "La Roulais" is at the tenants' own risk and no responsibility can be accepted for
injury, loss or damage to guests personally, or their belongings (including cars.) For children under 16 years old, swimming and other activities must be under the supervision of an adult. French law requires that guests provide for themselves any insurance they consider advisable, which should include
public liability. However, under no circumstances shall the owners' liability to the tenant exceed the amount paid to the owners for the rental period.

Should any essential facility at "La Roulais" be destroyed or so damaged
before the start of a rental period as to make it unfit for accommodation or use, you will be immediately notified and a full refund of all monies will be made. We shall
not be liable for any other loss or inconvenience you may
suffer in this regard.

SPECIAL TERMS & CONDITIONS FOR COTTAGES / GITES
The cottages are designed to sleep 6 people comfortably in 3 bedrooms 
(1 double room / 2 twin rooms).
An additional 2 people can be accommodated by the use of  sofa-bed/s.

Rental charges are based on the agreement that no more than the original number of persons listed on the Booking Form may occupy the facility or use the premises.

Bookings are from Saturday to Saturday. Rental commences at 4pm on the day of arrival and finishes at 10am on the day of departure (out of season by arrangement.) It is possible to stay in our Chambre d'Hôtes before and /or
after your stay in the cottage, if you prefer not to travel on a weekend.

Prices include water and gas. For low and mid-season lets, electricity is charged for by means of a meter. The meter is read by the client and the proprietor on arrival and departure, and electricity is charged for at the current EDF rate. Payment is requested in Euros on departure.
For high-season lets (July & August) electricity is included in the rental price.

Prices include a full bed linen service. Clean bed linen will be provided weekly. Towels will NOT be supplied for personal use. Kitchen towels are provided.

A £100 / €145 "security" deposit (payable with the final balance, 8 weeks prior to accommodation start date) will be required from tenants against breakages, damage and any additional cleaning. This will be refunded in full, within 2 weeks of departure provided the cottage is left in satisfactory order.

Tenants are required to leave the cottage in the same condition they have found it, cleaned and ready for the next guests. Rubbish bins are to be emptied and fridges cleaned and emptied of all food stuffs on departure. Any further cleaning required will be charged at £15 / hour.
We can offer a FULL final cleaning service if you prefer not to have your  final day disrupted. This can be booked in advance or within 48 hours of your arrival at La Roulais and is charged at €50.
